TPO's and EPDM will have roughly the same material cost. TPO, I feel is a much better system because the seams are heat welded together. EPDM is just a glued seam. Material cost is about 1/3 of the roof cost. If it were my building I'd install the 60 mil TPO, which is a thermal plastic.

You're going to see 1/3 material, 1/3 labor, 1/3 overhead and profit. Send me some pics and his scope of work and I'll run a cost on it.
Will do waiting for the pics, may have to climb up myself and take a look. I've been in construction long enough to know that materials are never the majority or you are doing something wrong
Harbor freight torch, a 5 gallon jug of propane, and a few rolls of asphalt torch down rolls? Hell, I have no idea but I would first try my cheap method.
